The Flats of Cumberland is a community of 56 brand new, contemporary, low maintenance homes in a beautiful setting. It is not a strata development.  It is a manufactured home park family orientated community.  Residents purchase their home and rent the land under their home from the park owner on a ‘pad lease’.


Manufactured homes include modular and mobile homes. They are typically built in a factory off-site and then delivered and assembled on-site. However, the homes at the Flats of Cumberland are built directly on site and on directly onto the concrete foundation. They have never been moved or transported to the site from a factory.  The Canadian Standards Association (CSA) label provides the specifications the home is built to and the Flats of Cumberland homes are built to under the Z-240 standards.  The homes are legally moveable.


All homes are registered with the BC Manufactured Home Registry. This registry maintains a central register of manufactured home ownership details, controls the movement of manufactured homes in B.C. and improves the security of lenders in financing purchases of manufactured homes.


The ‘pad rental lease’ is a monthly residential lease, which runs indefinitely and does not expire.  The monthly lease rate is $750 per month.  All the lots are offered at $750 per month.  The lease is not a fixed term lease and there are no first nations land claims on the property.  The lease conforms to the BC Manufactured Home Park Tenancy Act & Regulation.  These can be accessed here below.

The lease includes renting the lot underneath the tenant’s home, common area maintenance including snow removal and access to an on-site, live-in manager when the park capacity reaches a certain point.  


Homeowners are responsible for municipal taxes, utility costs and maintenance of their home. Water, Sewer, and Garbage/Recycling are not included in the monthly rent.  Water usage will be billed quarterly to each Tenant based on the total Park consumption, with charges proportionally allocated to each home according to its square footage. Sewer and Garbage/Recycling charges are included as a flat fee per unit, billed quarterly, and are also the responsibility of the Tenant. 


The homeowner is responsible for maintenance and upkeep of their home and their leased lot. 


Yes, rentals are allowed under the Community Rules and Lease. Minimum rental period is 30 days.  No short term or airbandb style rentals are allowed.


Yes maximum 2 pets with park owner approval. There are no size limits.


Most homes have parking for 2 vehicles.  A small number of homes only have space for 1 vehicle, or 1 vehicle and a motorcycle, on the driveway.  There is additional parking for visitors at the front entry and at the rear of the Park.


Yes. All homeowners agree to follow the Community Rules as part of the lease agreement.


Yes. Sheds are allowed up to a maximum of 8’ by 10’ and 8’ high.  Shed designs must be approved by the Park Owner first and maybe subject to approval from the Village of Cumberland.  Some lots do not have enough flat useable space to erect a shed. The Village of Cumberland zoning bylaw restricts the placement of sheds and imposes minimum set back requirements.


No. The development permit does not permit garages.


Yes. Both BBQs and hot tubs are allowed.
